This is a story about an international couple raising and home educating three young boys on a small island in Japan, half living in buses, engaged in organic, self-sufficient farming in the middle of a mountain forest while dealing with climate, cultural, and personal challenges. These pages are about pretty much anything and everything all guided by our family motto, Taking Chances, Making Changes, Being Happy. Thank you very much for joining us on our ongoing crazy adventure.

Valerie,

Hi. I think things will basically be fairly stable in this house until we move. Everyone seems to be finishing saying their thoughts and now everyone is pretty much tolerating each other. Every day is walking, doing some work on the computer, and then watching television at night. Not really exciting but only a few more weeks until moving to the new house. Then tons of projects will keep us busy. You asked about the holidays. Going to post about it on my site. You can read the answer there. Anyway, let me know when you find a good place to chat. You might be able to use the Mission Trails visitor center if you plan to be around there. Pretty sure there is Internet access. I love you and miss you very much. Send email when you can.

Love,

Dad

Eli,

Hey I totally understand. A single good looking dude like you should be in a place a bit more active. Yeah the countryside sucks in a lot of ways but pretty much works for me now. After about three years in noisy San Diego, this is a nice change. Anyway, our plan is to make a chain of schools. The house me and Akiko bought will be the beginning of many schools in Japan if things work out. Either way it will be nice to be in a house again. Can relax and do gardening and other stuff. Staying with the family now sucks. Many problems with the sister. A few more weeks and out of this situation. Anyway, going to ask this from you. Really would like you to visit and stay with us sometime. It would be nice to hang out again. Send email when you can.

Linda,

Hi. I sent email to Peggy but still waiting for her to write back. We think it is terrific about her daughter doing much better now. We enjoyed the video. We are definitely wanting to see the new blond you. Interesting enough Akiko seems to be losing hair too. Getting pretty thin in spots and all over the house. You guys really need to get a video camera next month. You can find them for only forty bucks. Yup, we are looking forward to moving into the new house. Staying with the family is extremely difficult. Many problems with the sister anytime. A few more weeks until the move. We miss you guys very much. Send email when you can.

Love,

Howie, Akiko, Shai

Keeko,

Hi. I want to say your English is no problem.

Hopefully your family is feeling better now.

Me and Akiko will get the house on January 12.

Then I need to do many repairs on the house.

We will move to the house the last weekend of January.

I want to ask you a favor.

We are looking for free things people do not need for our classroom and students.

We want old things like aquariums, and any wood or construction products or furniture people do not want.

If you know anyone with things they do not need, please tell me.

When we move to the house you can come for dinner.

It will be fun.

Enjoy your holidays.

Send email when you can.

Howie

Linda,

Hi. I really would like some warm San Diego temperatures now. Although Japan is not warm, it is still nice to go walking in the cooler temperatures with a nice breeze. Anyway, Shai is doing many new things. He continues to talk a lot and now is almost able to hold the bottle himself. We bought a training cup for him though. We will move into the new house next month. Kinda running into a lot of little expenses which will add up but we can both work in this country and are confident things will work out until we get students for our classes. Enjoy the holidays and send email when you can. We miss you a lot.

Love,

Howie, Akiko, Shai

Valerie,

Hi. I would be really happy to chat with you when you can. I am really trying now to simply keep quiet in this house. I am extremely uncomfortable but this is not my home and not my family. Already too much has been said and the feeling in this place is not good. I am pretty sure once we get the house I am not going to see the family much anymore. I am getting older and really cannot handle fighting at all. Definitely planning to focus on the house and my work from now instead of focusing on Akiko and her family. Tonight Akiko was fighting with her sister. They were screaming at each other and her sister was slamming many things including the door to the bedroom where the baby is sleeping. She is really psychotic. Anyway I am not planning anything for anyone anymore. I am simply going to make my own plan. I am now planning on coming back to SD in about three years, most likely alone. Really getting tired of almost everyone except you. Really hoping you and I can be much closer this time. Anyway, I really do not like the holidays. Really not a happy time every year. Hopefully you are enjoying this time much more. Probably going to bed soon. I love you and miss you very much. Send email when you can.

Love,

Dad

Valerie,

Hi. I was really happy to get your email and read your thoughts. The situation is better with me and Akiko abut nothing changed with the sister. Now everyone is pretty much avoiding her. Everything with the house is going good but lots of money is needed for many different things. Hopefully we can get students. Anyway, already checking housing prices in San Diego. The plan is to move back there in a few years when values go up. The condo will be sold and planning to purchase a home. It would be really nice for you and I to be living together again. For now trying to get through the holidays and out of this house. Should be able to relax a lot more. No doubt you are doing good and enjoying the holidays. Would be nice to chat from your GF house someday. I love you and miss you very much. Write often if you can. Pretty lonely time in Japan now. Send email when you can.

Love,

Dad

Valerie,

Hi. I want to talk to you about many things now. You are my only family except for your brother. Everyone else now including Akiko are simply family because of marriage and nothing more. I realize how easily the bonds of marriage and family related to those bonds can be split without much feeling behind it. Recently many problems are happening in this house and the situation is getting bad enough to make me want to walk away from everything including the new house. Basically the wicked sister continues to get worse and nobody is doing anything about it. This is the third time for me to be associated with this type of person. The first was your other parent and the second was my awful sister. These people usually end up miserable but take everyone around them down in the process. Everything in this house would be going smoothly except for the sister. She has been getting worse over the years and now is at the point of actually being psychotic. The other day she was screaming at everyone with a crazy face and actually hit me in the arm. Then she began hiding up in her room every night and complaining about everything including noise from the baby and the television. Then sometimes she has good days and tries to be nice to everyone but when she touches the baby she pulls his arms and fingers really hard almost like she is trying to hurt him. The other day she went out and opened all the doors and windows before leaving the house. Akiko closed everything up and when the sister came home all she could say was to stay out of her room. Akiko simply agreed with her and said nothing even though opening all the doors and windows made the house really cold which was not good for the baby. Then Akiko and I were fighting again because I was pissed since she could not stand up to her wicked sister. This family is totally dysfunctional and it becomes more difficult for me to stay every day. In fact, the other day packed much of my stuff to come home. I probably should tell you my real reason for coming to Japan was to get Akiko and the baby to this country and then I would not need to worry about them anymore. My relationship with Akiko has been very difficult from the beginning mostly due to family issues and influences from people outside the relationship. Combine this with the fact that Akiko totally lacks the passion I need, makes things even more unbearable. Was really hoping in time things would get better but things are much worse now. There is a very real chance I could come home soon. Hopefully you and I can finally be close again. Without you basically I am pretty much alone now. I was not going to say anything about all this but quite honestly there is nobody for me to talk to except you. Friends come and go and when it really comes down to it they really could not give a shit. Everyone is dealing with their own problems anytime and friendships are very fleeting. Relationships are basically the same. I was in a couple good relationships over the years including Martha, the girl from Palau, who you probably do not remember. The other was Rumi who was a really good fit with me and I know it was going to be a happy marriage if we had stayed together. Really sad but this is the reality of our situation. When everything is said and done really planning to stay single from now on. Maybe get a new career or get involved in some cause or something. Anyway, I decided not to lay all this on you until after your finals. Hopefully everything is going better on your end. You know I am thinking about you anytime. I love you and miss you very much. Send email when you can.

Love,

Dad

Valerie,

Hi. I totally understand you were busy. I know you were able to get really good grades on your finals. Send the results as soon as you know. Must be nice to be in warm temperatures. Japan is really not warm now. I continue to go walking every day and then come home, take a shower and stay in for the night. Akiko is trying to keep your brother in as much as possible because of the temperatures. The crazy sister is continuing to be difficult. Now she is avoiding everyone which is making things easier for us actually. She stayed out all last night and still is not home. In addition, this house is really old and the wind totally goes through every room. We are basically stuck in the bedroom or in the kitchen. The computers and a television are in the bedroom which at least makes the situation tolerable. A few more weeks of this before we move. I would really like to chat with you if you can. Would be better from your GF house. Anyway, planning to be online for awhile. Send email when you can.

Love,

Dad

Keeko,

Hi. Yes Japan is not warm now.

The baby is doing really good and enjoying Japan.

I am walking around the Oji rive every day but the time is usually different.

We are moving to Ando town.

I already bought the house.

We can move to the house next month.

I am wondering what job Yumiko is doing now.

I want to know if she is still painting.

I want to know the days Hide and Seek is open each week.

I want to see you too.

Akiko and I enjoyed dinner at your house.

Maybe we can do it again someday.

You can come to our house for dinner too.

Send email when you can.

Valerie,

Hi. I think about you all the time. In fact, today me and Akiko took your brother to the park to see the deer. I called him your name a couple times. I am trying to send you studying energy. Recently I went back to studying Japanese but my mind does not seem to want to retain information. Anyway we continue to enjoy Japan but really want to get into the new house. Staying in this house is getting more and more difficult. Really looking forward to the time you come and visit us. I love you and miss you. This is nice to be sending a lot of email now. Keep studying and send email when you can.

Love,

Dad

Linda,

Hi. I kinda figured you were busy. Akiko and I continue to enjoy Japan but really want to get into the new house. We really miss you guys and coming over to your place. No doubt all of you enjoyed Chanukah together. Today was really nice. We all went to the park today and saw the deer. Posted about it on my site. Hopefully you are feeling much better soon. Send email when you can.

Hi. I was thinking about you studying today and wondering if you finished everything. Japan is getting much colder now. Today a long time friend took me and Akiko out for lunch. I posted about it on my site. Send email when you can.

Nobumitsusan,

Hi. We really want to thank you for the wonderful lunch and enjoyable conversation.

Akiko and I really enjoyed spending time with you and the food was delicious.

We are looking forward to moving to the new house and spending an evening with you and talking.

I posted about the lunch today on my site.

Please send email when you can.

Thank you again.

Valerie,

Hi. I think you can enjoy at least the music class but the other classes are not easy. I took both of them and was happy to be finished with them. I was fighting with the sister today. She is getting worse and worse and is being really rude to everyone in the family. We were yelling at each other. I was speaking Japanese and English and so was she. Then there was a long conversation with the parents. They are really embarrassed because their daughter is being so difficult. They asked me and Akiko to ignore her. Now she works and comes home every night and stays in her room. She is 31 and needs to go for counseling. It is difficult to be like family in this situation. I am happy to know you will be there and your brother when he is older. Akiko is there but is between everyone now. Hopefully we can purchase the house and move soon. Send email when you can.

Love,

Dad

Valerie,

Hi. We met with the real estate last night for three hours. In Japan they need to read through every point of the agreement. Since Akiko needed to translate, it took more time. Tonight we are meeting our agent, the sellers agent and the owner of the property. They are going to read through all the paperwork again. The meeting should take a couple hours. Gonna post about all this on the site. Anyway, keep up with you studying. Happy Chanukah since it is already nighttime there. Send email when you can.

Dad

Mary Ellen,

Hi. We are looking forward to you guys visiting for sure. Really try to get the dude to hook up the Internet again. It would be nice to chat with you guys. Incidentally the camcorder worked really good. Thank you very much for letting me and Akiko use it. Now our roommate is keeping it in his room. I can send you his contact information when you are ready to pick it up. Wanted to get it back to you before going to Japan but it was difficult for all of us to get together. Send email when you can.

Valerie,

Hi. I think we are going to get the house. Went through a couple bottles of wine and an uncomfortable conversation the parents last night. They still do not want us to get the house but will provide the money for the down payment until the wire transfer goes though. I am really hoping you can eventually come and stay with us. Today is really raining and me and Akiko are planning to stay in and be on the computer. Send email when you can.

Love,

Dad

Keeko,

Hi. I really want to thank you for the dinner invitation.

Akiko and I could not make it this time because the baby caught a cold and we need to stay with him.

In addition we are purchasing a house and need to watch our money.

It would be nice to get together again at your house or at our house though.

I am going to be opening an English language school.

I am going to be tutoring English privately.

Please let me know if you know anyone who wants to learn English.

Thank you.

Send email when you can.

Marilyn,

Hi. I am really happy you are enjoying the pictures and the site. It takes a long time to put the information on there and makes it worth it if someone like you enjoys the information. I am going to post every day at least for now. Akiko and I need to go to the bank today. Then I am planning to go bike riding to the new house. Send email when you can.

Howie

Valerie,

Hi. I was reading about the rain in SD and it seems like a record or something. Japan changes pretty much every day. Warm and then cold and sunny and rainy. Really easy to get the flu in this place. Anyway, ran into some problems with money already sent to Japan. Akiko was paying a student loan for awhile and the money we sent for a down payment on the house was used to pay it off. Now we need to go to the bank and use the credit card to pull out money. In addition, her sister is getting worse and worse. She seems normal but is constantly dealing with a lack of confidence and depression. Now she is not talking to anyone in the house, not even your brother. Some people can really make a nice situation into shit. Really sucks. Anyway, I was able to purchase some stuff for my car, which is actually the mountain bike I purchased many years ago. Really not as nice as my bike in the US but works pretty good. I plan to ride to the new house today to see if I planned a good route. The road goes along the river and is much nicer instead of taking the busy streets. Keep studying and do good on your finals. Total confidence in you doing good. I miss you very much. Send email when you can.

Love,

Dad

12/7/2009
Valerie,

HI. Really hoping we get the house. We looked at a couple others and they really sucked. Now waiting for an answer from the owners. If you look at my site you can see the floor plan and the dog run. Yup, planning to get a puppy for sure. Actually for security and for your brother. Although there is relatively no crime in Japan, this is still a countryside property and Akiko will be a lot more comfortable there with a dog for sure. Today is actually going to be a bit warmer and sunny. Planning to get the bike back to running order and figure out the route from the house to the property. Anyway, we are waiting for you to come and stay with us. I miss you very much. Send email when you can.

Love,

Dad

Hi. Akiko and I put in an offer on the house today. Transactions for real estate work much differently in Japan. Anyway, we should know soon if the offer is accepted. Will be writing about it on the blog.

Hi. Actually I received your email but then sent another email about the site updates and was waiting for your thoughts. Happy to know you are doing good. Me and Shai now are sick with a cold probably from the climate change. Akiko is busy with both of us now. Look at the site and let me know what you think. Send email when you can.

Hi. I want to apologize for not getting back to you much sooner. My wife and I moved to Japan this week and were incredibly busy with the move. Anyway, the price of the truck was reduced to $3000. We paid $3000 from a neighbor about a year ago and repaired everything including the timing belt for over $2000. All the receipts are available. We are firm on the price of $3000. Although we are in Japan, our friend is watching our place for us and is coordinating the sale of the truck. His name is Chris and you can contact him either of the following ways.

kurisub@gmail.com

Please contact him if you are still interested in the truck. Thanks.

Valerie,

Hi. Actually I was referring to the problem which is missing you now. Actually everything is going pretty good. Probably going to update my site every day. Today Akiko is contacting the realtor about the house. Could possible get it within the next few weeks. I miss you a lot. Send email when you can.

Mary Ellen,

Hi. Akiko and I could possibly do a dinner around 6:00 pm tomorrow night for a few hours but the days are not possible now. We need to make arrangements with our new renter, sell the truck and continue packing. Actually kinda freaking out the last week. Really seems like a lot will not be finished. The weekend party was canceled because our friends, the same who made the shower, are getting their house tented and way too busy now. Send email tonight if you can make it tomorrow. If not, maybe try for something next week. Send email when you can.

Howie

11/17/2009
Steve,

Hey thanks. A friend of ours seems very interested in the truck and told him he could take a look at it on Thursday of this week. If he cannot meet then I will send you email and we can arrange a time for you to see it. Actually no additional pictures but the interior is in pretty good condition. Send email when you can.

Peggy,

Hi. Akiko and I really enjoyed spending the evening with you guys for sure. Certainly nice to meet you and become good friends before moving to Japan. Even though there will be distance between us, we can continue to stay in contact with each other. Hopefully you both will find the time to come and stay with us. Thank you very much for all the nice presents and for all your support over the last few months. This move is not easy to say the least but support from friends like you made things much easier. Really looking forward to seeing you again on the 21st at the park. Talk to you again.

Kelsey,

Hi. I went through the TEFL teacher training course with Rob Shaffer a few years ago and know many of the ALI staff. My wife Akiko and I will be moving to Japan at the end of this month. We are renting a room in our home and are looking for an ALI student who might be interested in the room, preferably someone who plans to stay in SD for a long period of time. We would also prefer a Japanese student, male or female, if possible. The specifics about the room can be found on the following page.

http://sandiegocaliforniaevents.com/aaaa-move-to-japan-brentwood-condominiums-room-for-rent.htm

This is a really good situation for an international student and the rent will stay the same even if they rent for many years. Please send email when you can. Thanks.

Akiko is going to make Japanese nabe. We would like to know if you prefer a sukiyaki taste, which is sugar and soy sauce kind of like teriyaki chicken, or if you would prefer more of a spicy hot sauce taste. Please send email when you can.

Hey, we made it home with no problem. Almost a problem though. There was a bazillion bikers going way too fast up and down the mountain. A biker lost control and cut directly in front of the truck. Tons of crazies for sure. Anyway, it was really fun as usual. Thank you very much for letting us stay again, the wonderful food, and of course, the entertainment and conversation, and the really nice presents for the stinky little dude. Already looking forward to seeing you guys in a few weeks. Thank you again.

10/22/2009
Hi. We shall arrive at your palatial Palomar estate between the afternoon hours of 4pm and 5 pm. A request if you could. During a previous visit you were kind enough to play an Indian Raga during the morning hours. It would be wonderful to listen to it once again. We would also like to listen to you play an instrument of your choosing during our stay. Yup, been drinking tonight again. See you tomorrow. Until then.

Valerie,

Hi. I was not expecting to get email from you. Happy Birthday. Anyway, we are going to the Mission Trails visitors center for the afternoon to get out of these crazy temperatures. You can come up if you read this and wanna spend time with us. Me, Akiko, and Shai went shopping and bought plenty of food for you. We should be at the visitors center and then home again around 4:00 pm. Come up if you want.

Valerie,

Hi. I want to invite you for dinner on your special day tomorrow. Know you are not going to come but thought it was worth trying. You forgot about the New Year again. Anyway, pretty sad things are turning out this way. Need to say though, you certainly were a cute kid. Now transferring the old videos from the tapes to the computer. Will be taking them to Japan and posting some of them on my site. You can see all the fun you and I used to enjoy together. If you do want to come, send email. No plans to go out tomorrow but will take Akiko shopping and get a nice dinner if you decide to join us. Your little brother wants to see you. Send email when you can.

Dad

Valerie,

Hi. I was happy and sad to receive the email you wrote. Kinda figured many issues were unsettled and things are even more difficult for you now. I can only speculate what is going on in your head because you will not talk. Your type is not easy anytime. Akiko is the same as you and keeps things in. You know you can come up and talk anytime. It would be nice to go through your stuff together but I cannot rely on you to keep your word and come up. We are leaving in a couple months and everything really needs to be finished this time since we are not planning to come back for a few years. Many things should and could be different with you and me if you would simply give it a chance. If you continue to push everyone away you will be very unhappy years from now. You know I love you and I am there for you anytime but you need to make some effort. Hopefully you will come to Japan and stay with us for a long time and maybe things can be better. This is all up to you. Send email when you can.

Bjorn, Mary Ellen,

Hi. Akiko and I continue to prepare for moving. Actually I am preparing for the move and Akiko is pretty much watching the baby. Anyway, it seems like ages since we all met. This month is busy but next month is mostly free to meet. Really not using the Internet or email much these days and decided to sit and finally get back in contact with everyone. No doubt you guys enjoyed your trip. The baby shower was really nice. Anyway, back to sorting, tossing, and packing. Send email when you can.

Hi. I am not even sure what to say to you anymore. I give up already. There is a lot of stuff from the past in the condo. This is taking a lot of time to sort and delaying the move to Japan. If you do not reply then simply going to throw everything in a container with your name on it and you can pick it up after Akiko and I move. Really pisses me off you can find the time to play idiotic games on Facebook but cannot even bother to reply or see your brother. No excuses necessary from you anymore. Your actions say it all. Talk to you someday. Until then.

Dad

9/3/2009
Valerie,

Hi. I really am not sure what to say to you anymore. Akiko and I pretty much thought you were not going to come to the baby shower but the least you could do is be courteous enough to contact the hosts. You are also making no effort to spend time with your brother. Really disappointed with you. No doubt you will come up with some excuses but the fact is you will be even busier when school begins and quite honestly it seems like there is no interest in any of us at this point. No more lecturing from now on. You can feel all the regret later on when you get older and realize all the mistakes you are making now.

Anyway, I am now sorting and tossing tons of stuff. Many things you might be interested to see but not sure. You need to let me know if you want anything from when you were a kid. Things such as your bike helmet, cards, pictures, and other stuff. I am keeping things received from you and other things important to me from the past. Now you are older and it is up to you to make the decision about your things.

This move to Japan will be for quite a few years and need to minimize the amount of things in this place.

I need to know if you want the truck. It will be sold either way in a few months.

I need to know if you plan to move into the small room I built in the condo. If you cannot make a decision soon then the option will go away.

Send email about all this if you want.

Dad

Linda,

Hi. Actually we looked at swings today and we decided against it for a number of reasons. Anything we purchase now, we need to return in less than three months. Now the baby is much better. We are walking every morning for about two hours and it seems the fresh air is really good for him. In addition, we switched formula to soy and it made an incredible difference in his disposition. With cooler temperatures on the way, things should get even better.

Anyway, we bought a bunch of holiday food and Japanese beer today. Akiko and I plan to spend a much needed few days in the house relaxing. Been throwing out a bag of trash per day and after Monday really need to get moving on um, moving.

Definitely make some time to get together next week. Send email when you can.

Howie

Linda,

Hi. Akiko and I were out shopping much of today. We began walking together every morning. Kinda tired and planning to spend a quiet weekend together at home. Everyone is wiped out from these temperatures and next week would be much better for us and we could bring food over to your place. Anyway, enjoy the weekend. Talk to you again.

Howie

8/28/2009
Valerie,

Hi. I am pretty disappointed you are not bothering to reply to our friends about the shower tomorrow. Even if you cannot make it, at least be courteous enough to let them know. They are going to a lot of effort to do this. Akiko, me and your brother really want you to make it. Send email when you can.

Dad

8/24/2009
Linda,

Hi. I might take a walk over with Akiko and the little stinker tonight. Will call you in the early evening. Until then.

Howie

Linda,

Hi. Akiko and I may go walking tonight and tomorrow night and want to know if you want any company. No more fish caught. Probably will talk to Paula tonight. Send email or call when you can.

Valerie,

Hi. I am really hoping you are doing good and no problems now. Really need to talk about a lot of stuff. Akiko and I kind of not sure about the next few months but it seems like we are going to Japan. Many things to give you to keep. Anyway, let us know when you can come up. Send email when you can.

Dad

8/17/2009
Valerie,

Hi. I was really hoping you were going to show more of an interest in your brother. Akiko and I watched your old Lion King video last night with Shai and thought about you. Come up a lot. We are moving to Japan in three months. Send email when you can.

Dad

8/14/2009
Linda,

Hi. I think we can make it this weekend. We chatted with her family last night. Their position is not changed but we made a decision to go to Japan as soon as possible. Anyway, we will bring potato salad. Send email when you can.

Howie

8/13/2009
Linda,

Hi. I am not sure if we can make it this weekend. Akiko and her family are not getting along now and she is really upset. In fact, she might go back to Japan soon with the baby. We can only get the house if she is there to do all the paperwork. No kidding, her family really is a mess and cannot understand their thinking. Will send you email again if we are coming. Thank you for understanding as usual. Send email when you can.

Howie

8/12/2009
Linda,

Hi. Seems like awhile already since we all met. Anyway, I was wondering if we are still supposed to come for the BBQ this weekend.

Really wanna get Akiko out of the house to relax. More problems with her family now. Anyway, was thinking of taking her fishing which is the one thing which she really likes. If you think you might be able to watch Shai at our place for a few hours one morning, let me know. Actually Paula offered but Akiko said she is only comfortable with you. No worries either way though.

Need to know if it is still possible to add a couple of friends to the shower evite. Received some presents and know these friends would like to come.

Anyway, send email when you can.

Howie

8/9/2009
Stuart,

Hi. Akiko and I continue to follow the instructions and it seems like Shai is doing pretty good. Now your picture is posted on our site. Please visit this page when you can.

Thank you again.

Ellie, Terry,

Hi. Akiko and I really want to thank you for the wonderful presents. The blanket is really soft and Akiko really likes the book. Anyway, things are finally settling for us after a pretty crazy couple of weeks. With things better now, it would be really nice to see you guys. We could do a coffee or BBQ at our place. Akiko is not ready to take the baby to the bagel store at this time. We are hoping to see you at the shower though. Anyway, thank you again. Send email when you can.

Howie, Akiko

Cheryl,

Hi. I really want to thank you for telling Akiko and I the Hebrew name tonight. Even though you cannot be with us during the ceremony the fact you gave us the name made you an important part of this event. I know your way anytime and even if you do not contact me going to understand anyway. Will be calling you more often from now on. Take a look at my site and pictures when you can.

Dr. Rubenstein,

Hi. We went through quite a bit getting the cream the last couple days but finally worked it out. Anyway, working on feeding the baby now. Probably no need to talk tonight as the information you sent was quite self explanatory. Everything will be set up early in the morning awaiting your arrival. See you tomorrow then.

Hi. We received a call from CVS on Jackson Drive. They said the tube does not come in 5 grams anymore and they are unable to fulfill the prescription without speaking with you. They said you gave them your fax number instead of your telephone number. Please call them as soon as you can at 619-465-6800. Thanks.

Hi, Mazel Tov on the birth of your son!

We are confirmed for Friday August 7th arriving around 12:15pm.

Please do the following three items:

Reply to this email so that I know you received it and read all the attachments.
Fill out the form on my website (www.brisforbaby.com) as soon as you can. Please, no later than 48 hours before the Bris.
Purchase the LMX-4 (5 gram tube size) numbing cream. This cream needs to be purchased prior to the Bris since you need to apply it one hour before the ceremony. This is an OTC medicine but most pharmacies do not have it on stock and will need a day or two for it to be delivered. If you have trouble getting it, I usually have a stash of them at my office which only costs me $10.

Attached you will find six items:

1. This is a handout for the guests (two sided handout). This is the only attachment that you need to print for the guests. Please feel free to make as many copies as you need for your guests.

2. The parent’s section of the Bris. If you read Hebrew, that would be nice but not required. You can read only the English if you desire. Some parents will alternate the paragraphs in the section "Parents, before the circumcision."

3. Instructions on the application of LMX-4 or EMLA numbing cream and the after circumcision care sheet. Please read it before the Bris so that you can ask me questions about any part that is unclear.

4. This is a consent form. Please fill it out before the Bris. You can give it to me at the Bris.

5. Bris readings. This is optional. It is a way to include special relatives or friends. Please feel free to use these, modify these or make up your own. If you are going to use the Bris readings, please give a copy to the person before the Bris.

6. Bris ceremony outline and Checklist Instructions for the Bris

If you have any questions, or the files do not get transmitted correctly, please call my home office number at 858.793.4563

Sincerely,

Hi,

A Bris needs to be done by sunset, but does not need to be done in the morning. With my schedule, I can accommodate two Bris each day, one at noon and one at 6pm. I already have one scheduled at noon. Would the 6pm time work for you? If it does, send me your son's full English name and I will reply to that email with all the info you need regarding the Bris.

Hi again. We want to thank you for getting back to us. It would be nice if we could get this procedure covered but either way this event is much too important to worry about money. We read through your entire website and understand the bris should take place in the morning. We would like to do this on Thursday morning, 8/6/09 if possible. Please send email as soon as you can.

Hi,

Thanks for getting back to me. I’m not sure if you will get a correct answer from your insurance company. Remember, this is a religious event that is completely separate from my work as a pediatrician. I have a separate tax identification number than I have as my work as a pediatrician. So if the insurance company says I am listed as a provider, they are correct in regards to my pediatrician work. They do not contract with me regarding religious ceremonies, i.e. a Bris. It would be similar to a person trying to make sure that a Baptism from a priest would be covered by insurance. Given that, sometimes the insurance company will reimburse the parents for a circumcision if you have PPO insurance but I can not guarantee it. I would be able to supply you with an invoice that you can submit but I have the parents pay me directly when I perform the circumcision.

Hope this helps to clarify the situation.

Sincerely,

Stuart Rubenstein

Linda,

Hi. I really want to thank you for understanding. Akiko and I really are doing good but many things come up which are not issues with non-international couples. It is true, I really do miss my parents especially now. This is the only boy in the family and I cannot express in words how much I want them with me at this time. I know they are watching though.

I really want to go out with the new stroller but Akiko is really upset anytime we take the baby out. Really not sure if she thinks the baby is too young, America is not safe, etc. Trying to go along with pretty much anything she wants at this point because I know she wants to go back to Japan and be with her family. Akiko was crying the other day and actually said I need you to me. She is not the type to say things like that and it really shows how much she needs family now.

I am already packing, actually sorting stuff, for Japan even though we both know it cannot happen for a few months. Anyway, we are a good team and there for each other anytime. Every couple goes through this and we will get through it same as everyone else. You and Jim really made things easier for us and you guys are the closest thing to family for me.

Anyway, let me know if you want to come over tomorrow night. If not, then when you get back and definitely next week we should do a BBQ at our place. Send email when you can.

Mutsuko,

Hi. Actually we are planning on moving back there for a few years. Akiko and I became really tired of all the drugs and unsophisticated people in this country, especially in this city. Japan presents many opportunities for us. We are planning on purchasing a home there within the next few months. Pretty much updating all this on my site. Let us know when you come back to SD and can get together. Until then.

Dr. Rubenstein,

Hi. We are currently using COBRA benefits which is the Federal extension of the health benefits my wife had when she was working for her previous company. We contacted the human resources department and they said, and sent information, showing that circumcisions are covered in full. Now the sticky point is, will they consider this a religious event. I cannot completely agree with the point you made about baptisms as circumcisions seem different to us since they do actually involve a medical procedure. In any event, we are waiting for your answer about Thursday morning. We will try to prepare everything as specified on your website. Please send email when you can. Thanks.

Linda,

Hi. We really wanna thank you for understanding. I know the way we are doing things might seem a bit strange for everyone but this is what works for us. Akiko and I come from similar backgrounds and are much more comfortable with few things and simple. If we were both working it might change our thinking. We would probably then need a basinet and other items but as long as we are home together we want to bond with the baby as much as possible. Akiko really likes our situation and enjoys being able to spend 24 hours a day with the baby. Anyway, today was wonderful. Akiko and I were able to spend some time alone together. Then I spent some time cutting my hair and shaving. Then I watched the baby and Akiko spent a couple hours cutting her hair and pampering herself. Tonight I am doing BBQ fish outside while Akiko stays inside with the baby and waits for the food. We are alone in the house tonight and will enjoy some family time together. Today is also the beginning of cloth diapers. woohoo. Tomorrow is good for you guys to come and hang out with us. Anyway, thank you for going to look at stuff today. Send email when you can.

Howie

Linda,

Hi. Akiko and I took the baby to my friend the pediatrician today. Everything is good and Steven was really good about being outside and traveling. I would be nice if we could all go shopping together tomorrow and then pick up lunch and eat back at our place. Let me know what you think. Please call us tonight and if there is no answer leave your cell phone number on the answering machine. Cannot find you number. Talk to you tonight. Until then.

Howie

Mary Ellen,

Hi. Actually Akiko and I need to see the pediatrician tomorrow and then do some shopping. Yup, you already know, this was an exhausting week. Actually our neighbor came over 5 minutes after we returned home. I turned her away and then she came back in an hour and was turned away again. Then finally she came over, and came in later in the evening when our other friends, who we knew from back in Buffalo came over. We are almost finished setting up and getting into a routine. Anyway, next week is much better for us. We could do a video chat with you guys though. Let me know what you think. Send email when you can.

Yup, actually we were hoping the baby looks Asian. Actually my daughter looked much more Asian as a kid and developed the cool Jewish nose as she got older. Anyway, mixed kids usually look good. Funny, our friend put up a poster at the bagel shop. Really looking forward to seeing it in a few weeks. Talk again.

Marilyn,

Hi. Akiko and I decided not to register anywhere. Please do not worry about gift stuff. We are happy to spend the time with you.

Today our truck totally crapped out on us on the freeway. Could cost quite a bit to repair. In addition, we found out our benefits are finished in four months and not next Summer like we were led to believe. Anyway, we are most likely leaving for Japan within four months. Akiko still wants the chance to find a job and stay in SD. If she can pull it off, we will stay, if not then we go to Japan. In Japan Akiko and I can both work as teachers or Akiko can get a regular job and I can do teaching. Either way, we would not need a car because of the trains and I would not need to worry about things nearly as much. In addition, we would be in a cool place for our friends like you to visit. Either way it will work itself out.

Talk to you again.

Howie

Bjorn, Mary Ellen,

Hi. I suppose we pretty much need to go with the flow at this point. Today our truck totally crapped out on us on the freeway. Could cost quite a bit to repair. Anyway, we should be mobile and back to a normal schedule before the end of the week. Send email when you can.

Dennis,

Hi. We decided to pull our offer on the property. You are totally correct in what you said about being outbid. In a short sale purchase, the bank can hold off accepting an offer until they find a higher and better offer. The bank is going to take way too long to make a decision and it is keeping everyone from moving forward. If we were already in Grand Island, we could possibly wait but being thousands of miles away makes us uneasy about this situation. In addition, we ran into quite a few problems today which will require a bit of money. Anyway, please make the decision which works for you now. Akiko and I really want you and your wife to find a good situation and to be happy. Thank you very much for all of your time and effort.

Sincerely,

Howie and Akiko Hayman

Hopefully it will not take that long. I spoke to Joan today she told me the same thing. I'm only worried that someone will out bid you and will change everything. But all we can do is wait and see.

Sure I can wait I was just worried that someone else out bid you because I have not heard from Joan or Ray. i assume Ray accepted your bid I have no idea why the bank is going to take a couple of weeks. The apartment I had in mind is in the town of Wheatfield (actually down the road from the city of Niagara Falls). There are still parts of Niagara Falls that are nice. I told Ray that I was moving out at the end of August. But I can wait and see what happends. Good luck fishing.

Dennis,

Hi. I was planning to send you email this week to kind of get your thoughts about everything. We submitted the offer on 7/14/09. According to Joan, it could take a few weeks for an answer from the bank. Really not sure why they need a lot of time since we put in a very easy cash offer with no contingencies.

Anyway, we are really worried if you will stay at the property or not. You mentioned recently you found a place in Niagara Falls.

Are you willing to wait until the bank makes a decision?

Everyone is taking a bit of a chance in this situation. Hopefully the reduced rent to $500 will be enough incentive for you to hang in there and take a chance we will be able to purchase the property. The climate will be difficult for your wife in Grand Island or Niagara Falls but you mentioned your present neighbors are very nice and it seems like staying at the property would be better for both of you. In addition, we checked Google maps and online information and Niagara Falls is really in a state of economic decline. Many of the houses are in really awful condition. No doubt you already know about this though.

Again, please let us know if you are you willing to wait until the bank makes a decision?

Today San Diego will be really hot again. Akiko and I plan to go fishing in the afternoon but will read email again this evening. You can send email anytime with your thoughts. I am very happy you are taking the time to work with us and you are very considerate about our situation. Thank you again. Send email when you can.

About the leak in the utility room. Assuming the carpet is no longer wet but only stained.

About the window and door. For sure we can work something out. Not sure if you are able to do house repairs but would prefer to pay for only material costs if possible. Akiko and I will be running into quite a few expenses in California over the next few months. Please let me know.

Thank you again for all your time working with us in this situation.

Howie,
Thanks for getting back to me. $500 a month is very reasonable. The ceiling is not damaged i think you saw a picture of the loft entry way. However the bedroom needs a new window and the back door fram needs to be replaced. The fire place uses either wood or gas as fuel.I use wood. I do not fet the water bill but since it is just me I'm sure it is not that much. Gas and electric for the winter monts are low. I primarly use the fireplace to heat the entire cottage and the electric is very cheap. Gutters may need to be replaced. You'll want to get a new rug. Pipes coming from the hot water heater going underneath the house ruptured at the elbow before going beneath the house. No dry wall or termite problems. The roof does not leak. You get alot of leafs in the yard in the fall. Since there is no drainage the backyard historically gets water build up. no real amjor problems.

Dennis,

Hi. I really want to thank you for sending email. My wife and I would like to congratulate you on your recent marriage. We totally understand your concerns about your wife moving to the Western New York climate. My wife Akiko does not drive and we wanted to be in a more central location and close to buses as well. We picked Grand Island to purchase a home because it is the most beautiful and safest location in Western New York. Back when I was in Kenmore, I thought about purchasing a home there someday. I know you would probably be happy to stay in that house and location because of the neighbors and the community even if the condition of the house is not good.

Anyway, I would like you to send a little more information if you do not mind. I know you must be busy but any time you can take to answer a few questions would be greatly appreciated.

What is your monthly utility cost at the house, including heating, cooking, etc.?

What do you use for heating, electric or wood?

What is the monthly water and sewer bill?

Does the roof leak?

Why is some of the ceiling tile coming off?

Why is the floor in the utility room wet?

Any structural or foundation problems?

Any termite or drywall problems?

Please explain any problems with the house.

About the rent and lease. We would be purchasing the house cash. We already calculated the minimum amount we would need to get in order for us to purchase the property in the present condition. We could rent to you for $500 with you paying for all the utilities. We would like you to sign a 6 month lease but no problem putting in a provision for you to leave early due to a job transfer without being obligated to continue the lease. Any idea when you might move or your chances of getting the transfer? We would still want 30 days notice at least before you move out.

Anyway, I know this is a lot of information and many questions. It would make us a bit more confident purchasing a property from thousands of miles away if you could take some time for all this. Again, we really appreciate it.

Another thing, any information you want to tell us about the island itself would also be appreciated. We like fishing and outside stuff and want to know about the facilities.

Please send email when you can. Thank you again.

Howie, I was just married this past January to a Jamaican her name is Jaycent. She will be arriving in the states sometime this within the next three months. She too will be in fpr a severe cilmate change. I wanted her to have access to public transportation and I did not want her first stay in the U.S. an isolated one. I have been very active in the search for employment out of New York state. Currently I'm still employed at Niagara Generation. However I may have the opurtuniy totransfer to a power plant in the state of Arkensa. Currently I'm paying $650 not 700. Althought my wife is looking forward in being with me soon she will have a difficult adjustment here with the difference in culture and weather. So I want my wife to be as comfortable as possible during the adjustment process. I have already found a 2 bedoom apartment for $595 in Niagara Falls. Althought the cttage needs work the location and neighbors make this place worth will. Still Ineed to get more for my $$ since I'm no longer alone. Would I be able to get out of the lease if I have a job oppurtunity out of state also I would be willing to cover the monthly mortgage and pay the water bill which I currently do not pay for.

Dennis Huff

1921 Huth Road

Grand Island, NY 14072

Dennis,

Hi. My name is Howie Hayman and my wife is Akiko Hayman. We are currently negotiating through a Grand Island real estate agent, Joan Dlugokinski, to purchase the 1921 Huth Road property. Joan made us aware you were currently renting the property and I wanted to send you an email and tell you about our situation.

I was born and raised in Kenmore, New York. I spent 20 years in Western New York. I moved to San Diego, California many years ago. Much has changed in this city over the years and my wife and I were looking for a nice community to raise our kids and pretty much settled to moving back to Western New York. My wife has not experienced the extreme climate of the region before and is reluctant to move back there now. She would prefer to move back in the Spring, either next year, or possibly even a few years later.

I understand you are currently renting the Huth Road property for $700 per month. If we purchased the property we would like you to stay for at least 6 months after the purchase goes through if this works for you. We would prefer you sign a 6 month lease. As an incentive, we would be happy to reduce the rent to $600 per month.

You are welcome to send email to this address which is my personal address.

sandiegocaliforniaevents@hotmail.com

We could also chat online if this is better for you of if your computer is connected to a camera. Anyway, we would like your thoughts about all this. Please send email when you can. Thanks.

Howie and Akiko Hayman

Joan,

Hi. We are going to hold off signing the addendum you sent until next week for the following reasons.

Today our truck completely went out on us on the freeway. The repairs could be as high as $5000.
The tenant at the property, Dennis, sent email wanting to know the status of the purchase. No doubt he is getting a bit nervous about the entire situation and wondering why the bank is taking a long time to make a decision.
We want to wait until our baby is born, which could be anytime now.

Thank you for understanding. We will send email with an update next week. Talk to you again.

Howie

Thanks.

Hey, Akiko and I plan to go fishing tomorrow, Friday, from about 6:00 am until noon. The conditions look really good. Supposed to be in the nineties inland. Come and hang out if you want. Talk again.

Joan,

Hi. I am sending the Proof of Funds and the Purchase Agreement. Akiko and I really want to thank you for going through all this work for such a low priced property. Please send email if you need any other information. Thank you again.

Joan,

Hi. No kidding. I could not believe all the pages required. The last property I sold in California was a few years ago and the purchase agreement was 8 pages. It used to be 4 pages back when I was an appraiser.

Anyway, I am going to

Print out the agreement
Akiko and I will sign it
Get it rescanned as a PDF
Send it back as an email attachment tonight

Please answer these questions when you can.

Do you need an original copy of the agreement now?

When do we need to send the deposit check?

Where do we send the deposit check?

Who do we make the deposit check out to?

Anyway, thank you for everything. We are really hoping to get the house. Suppose it will be pretty much waiting from today. Please send email with the answers to my questions and any updates when you can. Thank you again.

Howie

Joan,

Hi. I read through the numerous pages you sent. Incredible really compared to California real estate law which requires considerably less paperwork. Quite honestly, all the disclosures along with the fact the owner was not able to adequately disclose many items related to the condition of the property, and the information about problems obtained from the tenant, prompted us to reduce the amount of our offer.

We really want a cushion in the event things do not go as planned or if the property is even in worse condition than anticipated. There is also no guarantee the tenant will stay which would mean we would need to go to the property before we are ready. We originally based our full price offer on the fact the property was in better condition and the tenant would stay at $700 per month. The tenant has stated his job might be transferred to another state soon.

Based on all this, we are changing the purchase price to $42,000. We really feel this is more reasonable based on the condition of the property and our situation. In addition, there is no bathtub, no basement, no garage, and it looks like there is no 220 outlets in the kitchen since extension cords are laying all over the interior floor.

Anyway, we can write in the new price and initial it or you can send the page of the agreement with the price on it. Please let us know which is better.

In addition, we need to know who the deposit check needs to be made out to and if a personal check is acceptable. It seems only a cashiers check or something similar would be accepted.

We know at $42,000 there is a chance the bank will not accept our offer. This is the best we can do based on the situation. Leave it up to chance at this point.

Please send email when you can. Thanks.

Joan,

Hi. I sent several email back and forth with the tenant. We agreed if Akiko and I purchase the property, he would continue to rent at $500 per month.

I want to make you aware of a few things you may want to disclose to the bank and prospective buyers. The tenant stated the following:

“The bedroom needs a new window and the back door frame needs to be replaced.”

“Gutters may need to be replaced.”

“You'll want to get a new rug.”

“Pipes coming from the hot water heater going underneath the house ruptured at the elbow before going beneath the house.”

“Since there is no drainage the backyard historically gets water build up.”

I would like to know the process for submitting an offer as things are different in New York State and California.

Assuming you write and present the offer and the attorney is only needed for closing.

We would like to write an offer ASAP.

Please send email when you can.

Bjorn,

Hi. Actually we already saw these pictures. You sent them twice. Quite a project indeed. If we do get the house in New York, there will be plenty of trees to cut down. Maybe the trip to Japan will turn into a trip to New York instead. Anyway, spent the last few days working on the house and doing a mega cleaning of this place. Really looking forward to spending a few hours fishing tomorrow. Let us know when you guys can make it this way. Send email when you can.

Dennis,

Howie

Hi Howie,
Below is the email address for the tenant at 1921 Huth Rd. He was planning on leaving in August but might consider staying at a reduced rent. He is paying 650.00 but honestly for the condition of the property , it is not worth more than 500.00 a month. anyway, Let me know how you make out. We did get one offer but the bank won't even look at the offer until they have an appraisal doen. Hopefully that will be done net week.Joan

Hi. Actually we are still very interested pending your answers to our questions in our previous email about the tenant.

Do you think the tenant would be willing to stay for awhile?

Would the tenant be willing to stay at the property with a rent reduction?

Would it be possible to open an online dialogue with the tenant?

We would also like to know if your company provides property management services.

Please get back to us with this information when you can. Thanks.

Joan,

Hi. My wife and I would prefer all communication via email or online as we did not sign up for a long distance plan for our phone. We communicate with all our long distance family and friends via MSN Chat or other communication service.

I would like you to wait to write the purchase agreement until we return from the bagel shop today. The new information of the tenant moving out is a sticky point for us and we need to do more thinking.

I am assuming the need for an attorney means escrow companies are not used in New York State.

The tenant moving out is an issue for us now. Akiko is unwilling to move to the house with a baby during the cooler months which is why we wanted to wait until Spring. Akiko has not been in a climate similar to Western New York before and is nervous about moving to the property and immediately going through a season of snow and freezing temperatures. Knowing there was a tenant in the house gave us comfort since someone would be keeping the house warm and in at least average condition. Keeping a house vacant in San Diego is quite different than keeping a house vacant in Western New York. Many things can happen because of the excessive amount of snow and rain. Because of this we would need to know the intentions of the tenant before moving forward.

If the tenant is not going to stay, then I would need to go to the property at the end of this Summer to begin repairs. As a result, I would want to then submit a much lower purchase price to the lender to offset travel costs and the costs of obvious repairs such as roof, gutters, flooring, etc. The willingness originally to put in a full price offer was predicated on the fact the property would be producing positive cash flow due to the rental income as was indicated in one of my previous emails.

Do you think the tenant would be willing to stay for awhile?

Would the tenant be willing to stay at the property with a rent reduction?

Would it be possible to open an online dialogue with the tenant?

Please get back to us with this information and, again, wait to write the purchase agreement until we return today as we plan to discuss this and then make a final decision.

Talk to you again.

Howie and Akiko

I would assume if the bank accepts your offer that they would be willing to negotiate any serious home inspection issue. I will need the following information to prepare the contract,
Full spelling of your names
current address
name of an attorney you would like to use to handle the closing. If you do not know of one locally I can send you a few referrals.

how much deposit you would like to put down. It will be refunded if the bank does not accept your offer.Joan

Hi. I would like the answer to the following question before you write the offer.

Will there be room for negotiation of the price with the lender if the home inspection turns up quite a few costly repairs?

Joan,

Hi. I would like to thank you for the information. All things considered, my wife and I decided to go ahead and begin the process of making an offer. Although we would like a nicer property, this is all we can spend for a cash transaction at this time. The benefit is, since people are already renting the house, the plumbing and electrical must be in at least working order. In addition, my money is making almost nothing in the bank now. Since we are making a cash offer, at least we would be generating positive cash flow and making a return way beyond what the money is currently making in the bank. We also decided the tenants would be able to stay for awhile. Obviously they would need to be instructed on where to send the rent and I would need contact information for them and a copy of the rental agreement. The tenants would be allowed to stay in the property for awhile as my wife is reluctant to move during the cooler months and would like to wait until at least next Spring or Summer.

With this said, we would like to put in an offer with the following terms.

Price to be full price at 49,900.

We would like to submit the minimum amount as a deposit.

Review of interior pictures from you, the listing agent, before ordering a home inspection.

If the interior pictures are acceptable, we would order a home inspection – basically we want the option of backing out before incurring the cost of the home inspection which is why we want to review your pictures and then order the inspection.

We also want approval from the bank of the full price offer before ordering the home inspection.

Review of the rental agreement with the tenants.

I would also like to know the following.

Does your office provide a property management service?

If so, what is the fee for collecting the rent and forwarding a check to us?

Please get back to me with this information as soon as you can.

In the meantime, I am going to try and think of any other questions.

Thank you again.

Howie,
I will awns er your questions as best I can.
The property has been on the market 3 times before without selling. Basically , the owner owes 65,000.00 and in order to sell it for enough to cover his debt and pay the closing cost , he has had it listed for about 69,900.00 each time. The house is not worth that. He paid to much for it when he bought it and rolled in his closing costs..
Yes , it would have to be an as-is purchase. You are entitled to do a home inspection at your expense. Typically fee in this area is about 275.00.
I think the present price is very fair.
There have been renters in there for about 3 years.
Current renters are month to month.
Rent is about 700.00 per month plus all utilities.
We can make them move out with 30 days notice.
We have no offers yet however now that the price has been dropped we have had a lot of showing requests for this week.

Short sale process: Basically we type and sign contracts but the sale and terms have to be approved by the bank as well as the seller. It will delay the process a bit.

Deposits paid are subject to a successful home inspection unless you waive the option to do one. One you have signed the contract, your attorney has approved it and the home inspection has been completed and signed off on, the deposit is non refundable. You have the right to back out if the home inspection is not satisfactory and you do get your deposit back. Also, if the bank does not agree to the sale price or terms you would get your deposit back.
Closings here for a cash sale take about 45 days.
Yes you can put a time limit on the acceptance of the offer but the bank won't drag it out more than a week or two at the most.
I don't know what the bank and the seller will accept. Remember, the seller will have to pay the difference between the sale price and what is actually owed to the bank.
The other house he owns is currently under a lease to buy option and that buyer is living in the house and keeping up with the terms of that contract.
Hope that helps, let me know what your requirements are for a home and your price range, I will let you know what else is available. Joan

Joan,

Hi. Actually I would like to ask quite a few questions before proceeding with an offer on the property. I would also like to explain our reasons for wanting this property. My wife and I will be expecting our first baby in a few weeks. We are very excited and are looking for a nice environment in which to raise the baby. Japan is always an option as her family is there and, quite honestly, this would be the easiest for us. Although we want the baby to bilingual, we want English to be the first language which is why we want to stay in the United States.

Anyway, I moved to San Diego about 30 years ago. Within the last few years San Diego has become a place not very conducive to raising a child. Our home is in an affluent neighborhood in SD but now many of the kids use drugs and use filthy language. I know things probably changed in Western, New York too but I cannot imagine things are as awful as they are in SD. Anyway, I keep fond memories of growing up in Kenmore and experiencing the wonderful community feeling San Diego is now lacking. I spent a lot of time online with my wife showing her the different communities in and around Buffalo. She became enamored with Grand Island. When we saw the ranch house, we decided this would be the best way to “check out” the island to decide if she really likes it. We plan to stay in the house 3-5 years at which time our home in San Diego should increase in value once again. We would then sell our home in SD and purchase a new house on the island.

I would like to put in an offer once you send the interior pictures. Basically if the home is structurally sound, nothing about the interior will be an issue. I appraised thousands of homes in SD and saw some incredibly awful properties. In addition, I can do home repairs.

In the meantime, I would really appreciate it if you would take a few minutes to answer some questions.

Property

How long has the property been on the market?

Do you know of any structural, mechanical, plumbing, roofing, or electrical problems associated with the property?

Will the lender warranty the aforementioned or does this need to be an “as is” transaction?

Do you think the present asking price is reasonable?

Renters

How long have the renters been in the property?

Is this a lease situation or a month to month tenancy?

How much is their rent?

Is it a couple, with kids, single, etc.?

Do you think they are willing to move out?

Short Sale

Any other offers on the property at this time?

What is the process for purchasing a short sale?

Will our deposit be refundable?

How long will it take to close escrow once the offer is accepted?

Can we put in a time limit in the event the bank drags this on for months?

Would the bank consider accepting a lower price?

It appears the owner has another property on the island. Do you think the lender might renegotiate the terms of the loan in which case the owner may not need to sell as occasionally happens with short sales?

I really apologize for all these questions but being thousands of miles away and purchasing a property without actually seeing it is a bit unsettling. I know you must be busy but if possible, please take some time to answer these questions and concerns. I am online much of the day and can get back to you very quickly. Thank you very much.

Hi Howie,
I am so sorry for the delay in responding to your email. The tenant at Huth Rd was out of town and I was unable to gain permission to go into the property. I will be going over there tomorrow to get some interior pictures. Honestly the place was such a mes inside when I listed it that I thought no pictures were better than bad ones.
this is a log cabin type home on a corner lot. There is no basement or garage. There is plenty of room to put a garage if you wanted to. There is an open kitchen/living room with a wood burning stove, a bath, one bedroom , a utility room and another room that was an outside front porch that was enclosed and made year round. That room does have a closet and is considered the second bedroom. The place needs a lot of cosmetic's. The tile floor in the kitchen area is cracked and loose, carpet is rough.....
We lowered the price to 49,900.00 and a sale will have to be subject to bank approval as it will be a short sale. I will send pictures when I can. let me know if you have other questions. My mobile # is 716-310-4238. Joan

Joan,

Hi. We are interested in obtaining more information about the property located at

1921 Huth Rd, Grand Island, NY 14072

My wife Akiko and I currently reside in San Diego, California and are now considering moving to Grand Island. It might be a good idea to give you a bit of background information before discussing the property.

I am originally from Kenmore. I was born and raised, spent 20 years in Kenmore, and attended SUNYAB before transferring to SDSU. After obtaining a business degree I worked for Bank of America and then was self-employed as a real estate appraiser in San Diego for many years. I am fully aware of property valuation and house construction. Anyway, after many years in San Diego, it is now time to move back to my home and to a much quieter environment.

I own a paid-off condominium in a nice area of San Diego, which is presently worth about $180,000. We would like to purchase the house without selling the condo if possible since we would like to wait until the values go back up within the next few years. Incidentally, the condo was worth about $320,000 only a few years ago. Anyway, the problem is we are now self-employed. We own a few popular websites and make money from advertising. We would not be able to qualify for a loan since the business is new. My credit rating is excellent, over 800 points, but we know the banks will want employment history. Since I retired from appraising about 10 years ago, and the site business is new, this could be a problem. For this reason, we decided it would be better to pay cash.

Before moving forward with an offer, we would like to know if you could possibly send some interior photos.

Anyway, I apologize for the long email but being a few thousand miles away, I thought it was best to give you as much information as possible.

Please send email with your thoughts about all this. Thanks and talk to you again.

Bjorn,

Hey, We really enjoyed the pictures. I think and chance of Akiko moving to the mountains is pretty much finished now. hehehehe. Anyway, working on my own little project now. Went out and bought some wood to make a kind of a room in the living room for teaching online. Going to put canvas around the framing. Turning out good. Seems like everyone is too busy to meet. Kinda sucks. Send email when you can.

Howie

Kathy,

Hi. I really want to thank you for the information. Would like more information about the temp thing for Akiko though.

It would definitely be a good idea for ALI to take advantage of my online work but we would need a better way to track referrals. Although Google Analytics is a wonderful tool, the data is not specific enough for ALI to know which students actually register for classes as a result of visiting my sites.

Either way, if you could send the specifics of your referral program, I can think of a few other options. Send email when you can. Thanks again.

Howie

7/6/2009
Bjorn,

Hey, Akiko and I actually got around to registering as teachers on the Edufire.com site.

http://edufire.com/FunEasyEnglish

Pretty cool. We took a free Thai class today and I taught a practice class. You should join as a student and take some of their free classes. We plan to be at the bagel store from about 7:15 until who knows. Try to come if you can.

Howie

7/6/2009
Joe,

Hi. I wanted to let you know Akiko is still unlicensed. It should be only me on the policy for the truck.

I am looking at properties back in Buffalo now and was wondering if Farmers can provide homeowners insurance in New York State.

Please send email when you can. Thanks.

Howie

7/6/2009
Kathy,

Hi. I need to ask you a favor. Akiko seems to really want to stay in SD for awhile and is looking for a job. She found a job opening at ALI in the housing department. I normally would not ask for any special consideration but any help would be appreciated. I want Akiko to find something close to home. If she can take a bus to work it would be much better, as quite honestly, she is not a good driver and I worry about her on the freeways. She is worried too. Anyway, the pay is not an issue at all. She would be happy to work for any wage as long as the job is full time with benefits. Through COBRA, and thanks to President Obama, our benefits are extended through the end of next Summer, at which time we would probably end up in Japan if no job opportunities come up. Again, I know this is asking a lot but if this job or anything else at SDSU should come up, please let me know.

I can forward a copy of her resume for your review. I can only tell you, ALI would be getting one of the hardest workers in the world. Akiko is a very dedicated employee. Please send email as soon as you can since the job opening will be closed as of 7/10/09.

On another note a bit of site news. I know we talked many times about ALI possibly advertising on my English site. Fun Easy English is now over 2000 pages including the recent partnership with Amazon.com and the addition of an online English language products store which should be completed sometime in August. Even more exciting, I am going to be teaching online, also beginning next month. The teaching platform allows me to set my own class prices, schedules, and curriculum. I already added information about ALI to my profile. I could easily refer new students to ALI through my site, the online classes, and through other online communities. My Internet presence has grown substantially within the last few months. I know there must be many ways for ALI to use this to their advantage.

Thank you for taking the time to read this. Send email when you can.

Howie

7/3/2009
Valerie,

Hi. I am going to the park with Akiko tomorrow. You can come for dinner if you want at 4:00 pm. We plan to go to the park after. You can check my site for more details. Send email as soon as you can. Until then.

Dad

7/2/2009
Joan,

Hi. I would like the answer to the following question before you write the offer.

Will there be room for negotiation of the price with the lender if the home inspection turns up quite a few costly repairs?

Akiko and I will be going out for coffee this morning to discuss this one last time while awaiting your answer.

Thank you again.

Howie

Joe,

Hi. I received another statement from Farmers. Once again they are asking for a 13 dollar payment because, for some reason, they changed the truck from Pleasure to Commuter. Actually cannot count the number of times they asked for this money, changed the status and sent a refund, then changed again, and again, and again. This is becoming a bit frustrating. Anyway, I am not going to make this payment. My wife and I are now self-employed and working from home. We use the truck only for shopping once or twice a week, all within a 4 mile radius. Please change the status back to Pleasure and ask Farmers to quit doing this back and forth thing. Thank you very much.

Linda,

Hi. I want to apologize for not getting back to you earlier. Akiko and I continue to go crazy regarding properties in Japan and Buffalo. The shower idea is really nice. We made friends at the bagel shop who also want to do this. We were thinking it might be better to combine the two parties and get everyone together. The woman are around your age or older. Anyway, I think you guys plan to do something on Independence Day. Maybe we could all get together and talk about it then. Send email with your thoughts when you can.

Anne,

Hi. I apologize for bothering you again but a few points came to mind.

My wife and I decided we would like to put in an offer on the property. Please let me know what we need to do in order to proceed.

I would also like to know the following.

Why is the owner selling?

How long has the property been on the market?

How long have the renters been in the property?

Is this is a lease situation or a month to month tenancy?

How much is their rent?

Is it a couple, with kids, single, etc.?

Thank you very much for taking the time to address these questions and concerns.

Howie and Akiko Hayman

Hello Howie,

I just spoke with Joan and she apologizes for not getting back to you.She doesn't have interior photos at this time. It is tenant occupied and I guess it is quite a mess. She has asked the tenant to clean it up so that she can take photos to send to you. She will be in touch with you soon. She is currently at an Open House.
Feel free to contact me again if I can be of service. Have a wonderful day. Anne

After obtaining a business degree I worked for Bank of America and then was self-employed as a real estate appraiser in San Diego for many years. I am now retired, and after many years in San Diego, it is now time to move back to Western New York and to a much quieter environment. My wife and I currently own and manage eight websites and work from home.

We were interested in a couple of island properties and contacted two of your agents but there was no reply from either of them.

Susan Starzynski

Joan Dlugokinski

Both were sent messages through your online form and via regular email. Although we are no longer interested in the property Susan has listed, we are very interested in the 1921 Huth Road property Joan has listed. At least four separate emails were sent to Joan requesting additional information and interior photos. Since nothing was sent, I am assuming she is on vacation.

Please note, this is going to be a cash purchase.

Before moving forward with an offer, we would like to know if you could possibly send interior photos.

Thank you for taking the time to honor this request.

Yeah, really wanna talk. We are going fishing tomorrow from 8 am until noon. We went today on an unplanned fishing trip and caught a lot. You can join us if you want.

6/25/2009
Bjorn,

Hi. I suppose you can disregard the last email. Akiko and I went fishing and now all is good again. Seems to work every time. The situation is not even close to being over though. We are now in the middle of this discrimination thing and seems like the house situation in Japan is not quite over. Recently Google released maps showing the location of the discrimination places. It is causing quite a stir. You can read more about it on my home page.

We are planning to go fishing early tomorrow, Friday from about 8 am until noon. We will also be at the bagel store for a very short time before leaving for fishing. We are also going to the bagel store on Saturday morning. Join us for any or all of these festivities. Incidentally we brought home over 25 fish today. Send email when you can.

Since I retired from appraising about 10 years ago, and the site business is new, this could be a problem. We already obtained a committed rental of the condominium for $1,200 per month. Anyway, I believe a few options are possible.

Obtain seller financing and pay off the loan once the condo sells.
Enter into a rent to own situation where we obtain use of the property and then eventually purchase the home once we are in business long enough to qualify for a loan or until the condo sells.
Simply wait until the condo sells, in which case, hopefully the property is still on the market.

We know other homes are available for considerably less but would like something with a bit more land. Really surprised about the property taxes though. It looks like somewhere around 2.5% as opposed to the 1.1 percent property tax in California. No wonder the properties in Western New York are on the market for such a long time.

Anyway, I apologize for the long email but being a few thousand miles away, I thought it was best to give you as much information as possible. Incidentally we would be making a $50,000 down payment.

Please send email with your thoughts about all this. Thanks and talk to you again.

Valerie,

Hi. I am not going to be able to meet your gf for awhile. Tons of problems with Akiko and the family now. Really want to meet you and talk. We are definitely not going to Japan now. Send email when you can.

Bjorn,

Hi. I need to explain a few things. It seems we are joining the ranks of your problem friends. Within a few days our situation went from close to perfect to a total mess. Normally not one to talk about my problems to anyone but in the short time since we have known each other, really feel close to you guys. Especially since both you and Mary Ellen confided many things to us. Anyway, Akiko and I were going to purchase a property in Japan as you know. We arranged everything with the realtor and even sent the deposit which is now being used to pay off her student loan. Akiko sent her parents to look at the property and they will not represent us in the transaction. They would not accept the location of the house because of Buraku. Look it up in wikipedia. This is basically discrimination against other Japanese. It sucks and resulted in an argument online with all of us the other day. It pissed me off enough to cancel the ticket for her family to come in, which I paid for, and now no one is talking to each other. Needless to say now this is creating problems between me and Akiko. Not good timing for sure. No kidding, sometimes in-laws really suck. Anyway, if things get much worse, I might want to put some distance between me and Akiko for a few days. Even with long time friends only a mile away, for some reason feel much more comfortable with you guys. Anyway, I would bring all my own food, um, and wine of course, hang out with Rigel and be absolutely no problem. Could even do some yard work or something. There is only a slight chance of me actually coming up but wanted to keep my options open. Akiko already knows about this potential plan and would no doubt be happy to not see me for a few days. Anyway, send email and let me know what you think. Until then.

Howie

Mina,

Hi. I wanted to know when is a good time to meet for a dinner get together.

Need to talk with you about possibly wiring money to Japan too. We are looking at houses now and will need to send money if we decide to purchase.

I wanted to let you know about a slight mistake you made at the bank. Not really much of a problem but thought it was better to tell you and then you would not make the same mistake with other customers. Akiko received a secured credit card when the bank was still WAMU. The program was discontinued and the credit card was cancelled. You probably remember this situation. Anyway, Akiko received a statement showing a credit balance of about 78 dollars. We brought the statement in and you said there was no balance. We forgot about it but the other day we received a check from the bank for the 78 dollars officially closing the account. Thought you should know about this.

Anyway, let us know when you can meet. Send email when you can.

Bjorn,

Hi. I wanted to give you a bit more information about the property. Akiko received email from the agent and it looks like we might be putting in an offer on this sprawling estate. Really not kidding about the offer. If this works out and it turns out to be too much work, you might get a free trip to the orient. It certainly would be fun to hang out there. Anyway, go to my home page and scroll down to the June 9, 2009 post and click the “More pictures of the house” link. Enjoy.
