This is a story about an international couple raising and home educating three young boys on a small island in Japan, half living in buses, engaged in organic, self-sufficient farming in the middle of a mountain forest while dealing with climate, cultural, and personal challenges. These pages are about pretty much anything and everything all guided by our family motto, Taking Chances, Making Changes, Being Happy. Dear Dr. Rubenstein,
Hi. I am hoping this email finds you well. Approximately seven years ago, you performed the circumcision on our son, Shai Maxwell Hayman, in our San Diego, California home. Thank you once again. We are now staying in Japan on a small island called Tanegashima. You can view many pictures on my site.

This year on May 3, my wife gave birth to our new son, Lael Rani Hayman. We are planning to return to San Diego from the beginning of November for about one month. We would like to know if you will be available then to perform the circumcision on our new son, in our same home. This is my email address,

Hi Dr. B. Hopefully you guys are doing well. This Sunday, March 26, I am being admitted for surgery for an inguinal hernia repair. The procedure will be done the next day on Monday, March 27. I was going to call you on your phone about this but quite honestly I did not want to bother you again. Unlike my distal bicep tear, where no surgery is an option, this hernia apparently needs to be repaired. I am pretty much freaked out these days knowing you will not be doing the procedure, but being in Japan, I need to learn to trust someone to do this. I actually considered returning to America in order for you to do this and pay the costs out of pocket but with no insurance there it would no doubt be very expensive. Anyway, I am going to be completely knocked out, general anesthetic, and home in a few days. Apparently they will put in some kind of mesh and then sew the whole thing up. Hopefully this is correct and I am making the right decision to get this done. For many months now my pubic area has been tilted. Then the last few months I returned to full days of computer use in order to work on my sites. I developed a pretty awful case of bronchitis and I think the coughing made the situation worse. Anyway my pubic area began bulging a lot on a single side. Although it did not hurt much, I could feel stuff shifting to that side when I got out of bed every day. An office visit confirmed the hernia. Please send email as soon as you can, hopefully before this weekend. Any words from you would make me feel incredibly better. Really sorry to bother you with this and thank you again. Please send email when you can.

Hi Howie, how are you. I received your text today and I completely agree with the course of therapy. The new technique is that of placing a mesh on the inside of the abdomen, sort of like a boot patch.it's a fairly simple procedure. No need to return to the states to have this repaired as it seems that this should be able to be performed without any difficulty, there. Best wishes hope all goes well.

Hi Dr. B. Thank you very much for your email and advice. Crazy situation now and need a bit more advice from you when you can. I was all set to get this done and a few hours before surgery this old guy came into my room in street clothes stinking of alcohol and apparently drunk. He then introduced himself as the anesthesiologist. He was supposed to meet with my wife at nine am and came a couple of hours early which he was not supposed to do because I can only speak basic Japanese. After all involved agreed to do the general anesthetic he said he does not recommend it and wanted to do a local anesthetic. This guy could barely even talk. My older son had spent the night with me and was also freaking out. I called my wife who was still home and an hour drive away and told her to come and pick me up immediately and said to call and cancel. We packed up our stuff and me and my son literally walked out of the room and the place until Akiko and my other son picked us up. Later she talked to this guy and he said he had been drinking the night before. A conversation with the staff revealed he drinks a lot which is typical in Japan. I was really sad this took place after getting up the confidence to do this. The same place also misdiagnosed my arm twice calling it a simple bicep tear which would get better. Then when we pushed them for the diagnosis in writing they wrote distal bicep tear showing they lied during the initial appointments. We are still not sure why they lied. This was the other reason for needing to build up confidence to get this done. Anyway the guy who was supposed to do the inguinal hernia procedure said that it was possible for me to wait. He said there was no hole but this area was weak and causing the bulging. This was all from only a visual inspection and touching the area. Anyway I began walking a lot and doing light leg workouts and already the bulge is not coming out much. For a couple of years I was farming and in really good condition. Then the last four months I was sitting from morning until night and working on my site projects. During these months I developed a strong case of bronchitis and was coughing a lot. I believe this was the reason for the hernia. Anyway my question is with continued working out and losing weight and not lifting heavy objects is it possible to not need this procedure. Please let me know and send email when you can. Thank you very much for dealing with this again.

Hi Howie, there's no rush to have this done; but should be performed before the hernia becomes incarcerated. There's absolutely no way of knowing if or when that may occur. As far as having it done locally without general anesthesia would not be a pleasant experience and it's preferable to have it done laparoscopiclly under general anesthesia. I would simply ask for a different anesthesiologist if one is available or go to a different physician/clinic.
Hope all is well otherwise...looking forward to seeing you if and when you come to San Diego. Best Wishes.

Hi again. Really sorry to bother you with this. Actually there is no way to request another anesthesiologist at this place. When my wife called they said no way. Now we are without a good option unless we go to the mainland of Japan which means a few nights for the family at a hotel and kind of a hassle with the boys. Anyway a couple of questions. I believe four month of inactivity and bronchitis led to this. For about a week now returned to light farming and began walking almost a couple hours per day along with light stomach and leg exercises. A couple of weeks ago could feel my whole stomach shifting. Now the hernia is barely shifting at all and almost not bulging out. Simply wondering if through a continuing workout program and weight loss if this would reduce the chances of incarceration. Also wondering if this could in fact be a non surgical treatment for this. Again apologies for bothering you again with this. Please send email when you can.

Hi Howie, your premises are not correct. Once you have a hernia, you own it. Again I would recommend the laparoscope technique with general anesthesia. Text me anytime😷

Hi, Howie,
Thanks for the note. It is looking strongly that the short sale is being approved. These things take such a long time that they should be called "long sales" not short sales. You will be the first to know if the house becomes available again.

Hi Juli. Thank you for the information. Really not trying to push but our return home depends on many factors including possibly purchasing a property. Anyway please keep us updated when you can.

Hey Juli. Would really like an update on the contingent property. Called you and put a couple of messages on your answering service. Nothing from you. The property was not listed in Realtor.com for about a week and then showed up again. There was supposed to be an answer about this property after a couple of weeks, and already about a month now. Again, we are ready to move on this place. Please send email to any of the following.

Hey Dr. Brantz. Really happy to receive your email. Now still in Japan and kind of a long story. Going to give you a call next week around the holiday. Until then.

Hi Juli. Thanks for the information. Was looking for this in Facebook and did not realize you had sent to this account. Anyway a few questions and comments.

Is there any way to contact the lender with our offer for the contingent house? Really would like them to know we are willing to pay the $115,000 as is with no contingencies. If something develops and you need to get in contact with me to write an offer please send email to my phone and then I can call you with Skype.

howiehayman@i.softbank.jp

Possibly interested in the Porter Lane property but my condo would need to sell for enough to cover the purchase price. At $299,000 it is most likely to expensive for me to purchase. Would like to know if the owner would think about considerably lowering the price?

Please send email when you can.

Hi Juli. Was doing a lot of reading and it seems like a 1031 deferred exchange is not allowed on a personal residence. Please confirm. In addition, please, please, please, please send the following information to my Facebook email when you can.

Would like you to contact the lender on your contingent listing and let them know we are willing to pay $115,000 cash for the property as is with no contingencies.

Please send the street address and any other information pertaining to the Porter Lane property which you mentioned in our last conversation.

We are also really interested in the property located at 1329 Canyon Drive. Was wondering if the owner might be willing to let us rent the property until my condominium unit sells.

Please send this information to my Facebook email as soon as you can. Thanks.

Hi Juli,

Thank you for sending email. Jim and Linda Timlin recommended we contact you to assist in our search for a country property. Me and my wife Akiko and two sons are currently residing on a small island called Tanegashima close to the main island of Kyushu in Japan. We are looking for a property where we could continue farming which we enjoy very much. I know you are busy but want to ask you a lot of questions, particularly regarding the Ramona and Julian communities. Please note I was a real estate appraiser in San Diego county for many years and am familiar with all aspects of real estate. Would like to know if you are okay if all communications are via Facebook since I am not using hotmail much these days. Already sent you a friend request. Please send email when you can.

Hi Lisa,

I am writing to you in regards to your listing of vacant land located at 355 Durgin Street, Ramona California. I am currently residing on a small island called Tanegashima, which is located close to the main island of Kyushu in Japan, with my wife Akiko and two sons. For the last couple of years we have been renting a house that includes a couple of large farms which we used to provide much of the food requirements for our family. We are planning to move back to San Diego next Spring and are now looking for land to purchase where we can continue doing the farming which we enjoy so much.

I currently own a paid off condominium in San Carlos close to Mission Trails Regional Park that is worth approximately $300,000 based on the current market. I have an excellent credit rating and would be purchasing the land with cash or possibly with a small bank loan.

I would like to begin a dialogue with you about your above mentioned listing. A couple of preliminary questions.

The listing states abundant trees and your pictures indicate the same, while the Google map in satellite view shows mostly dirt with very little landscaping.

Your listing also states the property is located in a flood plain. Wondering if there is an area of the property outside of the flood plain where a small manufactured home could be built and if flood insurance would be available.

Please note I was a real estate appraiser for many years in San Diego, beginning with Security Pacific National Bank, then Bank of America, and then self employed for a number of years. I retired from appraising many years ago, and am familiar with all aspects of real estate.

Anyway, heading back out to do more farming today and will be waiting for your email. Please send to the following address.

Thank you very much for your attention in this matter. Please send email when you can.

Hi Jan. Thanks. I want to apologize for not getting back to you until now. Spent a couple of days working offline. Anyway might be a good idea to chat to discuss this situation due to a lot of questions. Would probably not be until at least next week though since we are busy now. Please let me know if this works. Send email when you can.

Hi Jan. I want to thank you for sending email. This is our situation. I am originally from Kenmore, New York. I moved to San Diego, California many years ago and own a paid off condominium close to Mission Trails park. I am now residing in Japan in a paid off home with my wife Akiko and son Shai. I was a real estate appraiser in San Diego for many years and very familiar with the market.

My wife works for Apple computers from home. I am owner of several websites and receive income from Google and work from home. My condominium in San Diego is now being rented. Combined income for all of this is approximately $70,000 per year.

We are planning to move back to San Diego as soon as possible pending the following.

We want to sell the condominium in San Diego, approximate value $250,000.

We want to sell the house in Japan, approximate value $80,000.

We then want to purchase a property in San Diego as a rental. We would be putting the entire money from the sale of the condominium, again approximate value $250,000, towards the purchase of a home in the range of $400,000 to $450,000. We plan to purchase at least a three bedroom house and would be renting out all the rooms to international Japanese students for $500 each, very cheap, for a total of $1,500 per month rental income.

My credit rating is very good, which you are welcome to verify if you like.

Summary

Purchase a San Diego property for $400,000 to $450,000

Down payment of $250,000

Present income of $70,000

Projected rental income of $1,500 per month

We would then move to the property once we finish up everything in Japan. Please let us know the loan amount we could qualify for and what information you would require. Please send email when you can.
