Hi, I just noticed that it has been 2 years since I left from San Diego.
Dude, so far so good.
I became fulltime employee last week, (actually I was working as parttime)
so I moved in the main floor of the store, in which I can make more money,
and I am working for the men's department.
My English is still developing, so it's handicap for me to compete with my
coworkers,
but I realized that I can speak three different languages.
I'm still learning English and skills for sale, but I'm kinda sure of making
money
as much as the others do.
I keep working at Japanese restaurant, and I became a host for Friday night.
As you imagine, Friday night is crazy... a lot of phone calls and walk-in
customers.
I have to organize reservation customers and tables, and also taking to go
orders.
Sometimes it drives me crazy, however, it is a very good opportunity to train my
English.
Life is busy, but I am very satisfied with my situation.
I can feel that I am learning a looooot.
How is your life?
I haven't seen your English site recently, but I guess it has been successful.

Hi. Yup, really been awhile. I was telling Akiko that you and I grew up together
and we were saying what a shame it is there has been no contact for such a long
time. Hopefully that will change from now.
Thanks much for the kind words about the sites. Been doing this for awhile and
really fun. A little bit of background. I was self-employed as a real estate
appraiser for many years. I closed the company and retired about 8 years ago and
went back to school and graduated with a degree in Japanese studies and then a
TEFL (Teaching English as a Foreign Language) certificate from SDSU.
I traveled abroad several times to teach English and then made an English
language learning site. The Japanese Society of San Diego wanted to advertise on
the site. We were invited to a Beer and Sake festival and after the festival we
began making the SD site.
The Japanese language learning site is more of a hobby site but getting really
popular. I read hundreds of publications over the last few years and became
quite adept at optimizing sites for search. Tell you more about this another
time if you’re interested.
Anyway, my friends names are Miyuki and Jason. Actually I met Miyuki many years
ago and we are very good friends. I am going to send your name and email address
to them and tell them to contact you. No problem about the referrals. You and I
go back a long way and I am happy to send you any real estate business.
Actually I am pretty connected in this town because of the SD site. Every year
around 600 groups post hundreds of events for free. In return, Akiko and I get

I did the spring fest because I did not have to pay for the booth
I set up the GNABA booth and Shared it with GNABA.
Since I did not pay i was not upset that the event really sucked.
i WILL NOT GO BACK NEXT year.
I worked from 5:30 AM to 1:00 PM (my relief at noon was late).
I then went home and took a nap till 3:15.
and came back at 4 to tear down the booth.
The only hilite of the day was riding on the GNABA float IN THE PARADE
and Throwing Rubber hammers at the crowd.

Yeah kinda figured it would suck. After getting booted out last year, we decided
not to bother covering the event. Throwing stuff at people is totally cool
though. We went to stinko de mayo and really enjoyed the day. Because of the
site, we get media parking anywhere we go. We show our business card and get
fantastic parking. Good side benefit of the site.
Met a lot of people and trying to finish up four new videos from the event.
Akiko and I came home and made BBQ burritos. We polished off a ton of

Hi. I met Akiko in a small library in the countryside of Japan. Kind of a long
and cool story. Tell you the details when we meet. We began dating many years
ago and finally were married last year. We go back and forth to Japan a lot.
Actually I was there for 6 months last year with a little time in Thailand.
Again, many stories.
Tell me the names of your kids and ages. You must be busy with them and working
two jobs. Now Valerie is 18 and in college. I am thankful every day she turned
out to be a nice girl, no drugs, no smoking, no drinking, etc. My place is
across from the high school and I see the way kids are these days. We are
planning a family now. Maybe your kids are already old enough to babysit. hehe.
I was telling Akiko I learned a lot from you when we were kids and you were kind
of an older brother. Lots of stories like keeping you up at night with my
allergies. Funny stuff. Anyway, we can meet when you find the time. Akiko works
m-f, 9:00 – 5:30 and the weekends are good anytime. You guys could also join us
at one of the weekend events. Lots of cool stuff coming up. We plan to go to

How are you?
I have been sick for six months since my wife and I started a divorce arranged
through the Family Court.
It's really hard task. I went to the Court three times, and talked with the
members of a mediation committee.
They agreed my point that my wife caused the ploblem, and the judgement was in
my favor. But she didn't abide by the verdict. So I have to go to the Court to
talk about her action once a month even though the divorce arrengement was done.
I am really stressed out.

I've been traveling a lot between the U.S. and Japan for business and family

appraisal company about eight years ago. Went back to school and graduated with
a degree in Japanese studies and a TEFL, Teaching English as a Foreign Language,

How have you been?!?!?! How's married life going?
So glad to hear from you!!:)
I have been extremely busy with work and everything that is going on with my
life... As you know, I work for a Japanese company, and it definitely is not
easy since they are all workholics... I have put in pretty much 12-15 hours per
day for the past months and even had to come in during weekends sometimes...
Although I am learning a lot, I am kind of tired...><
A few weeks ago, I started GMAT course with Kaplan and it is going well. It
requires lots of studying time. I do my homework every Sat and class is on
Sundays.
Besides that, I also work out at least 4 times a week in order to keep in shape.
I mean, I am shocked how easy to gain weight... I think that I just gain a
couple lbs today by breatheing...:(

My name is Neil Hovland and I have been speaking with Aya Ibarra from the Japan
Society. She has been very helpful and, as you may know, told me I should get in
contact with you. Here is a little bit about me. I am twenty-five year old
married guy who just finished everything for a Masters of Arts at SDSU in Asian
Pacific Studies. My wife does not have a degree, but we wanted to experience
Japan before we start a family. Now my specialization is Japanese History. The
only problem is I have never lived in Japan, I have been there twice and took
three years of the language as an undergrad, but frankly without living there
I'm all talk. What do I really know about Japan without having lived there?
Plus, it is very important if I want to get into any PhD. program down the line.
So I thought to myself the easiest thing to do would be to teach English in
Japan. Well, there are some problems with this. I know it is highly competetive
for one and a lot of people apply to the Big English Schools, but also a lot of
those schools seem to actively discourage bringing any family to Japan. I want
this to be a shared experience with my wife and I so Aya said you were the
person to talk to about contacting more private schools/tutoring and the like. I
am not too worried about salary and such as we have money saved up, but maybe
you can help steer me in places to apply which are less aprehensive about
couples coming over. Or even still should we just go to Japan and try our luck
once there? Anyway, thank you for your time and I hope to have a response from

Hi. I wanted to update you on some Internet stuff. The new technology was
installed last night in the form of opinion polls for the upcoming election. I
spent the entire day collecting politician email from the registrar of voters
site and a ton of other sites which now totals about 16 pages of email
addresses. Anyway, began sending email to politicians and they are going crazy
voting and sending email to everyone to vote on the polls. The site traffic is
already over 10 times the normal amount and probably gonna be much higher
tonight. They post and then keep coming back to check the new results.
We are planning an entire election coverage on the SD site beginning next month,
including polls, opinion and debate boards, and new Google gadgets. Gonna be
crazy. Anyway, I needed to take off all the banners on the home page except for
the banners to my other Internet sites as the home page needs to be redone in
preparation for the upcoming elections. Needed to get it cleaned up a bit.
Things will be back to normal in awhile.

The link below gives you all of the listings in 92119 - a whopping 19 homes.
Prices have definitely come down. It is a good time to buy. I talked to a new
client who told me that his friend was buying condos in El Cajon for $130K. Two
bedrooms and Section 8 is paying $1,200. He is getting a positive cash flow on
all of them. I have heard other anecdotal evidence too. I have an agent in South
Bay who sold a SFR: Built 2004, 4 BR, 2.5 bath 1800+ sq ft, REO...$360,000! Can
you believe it? When it went into escrow, there were 5 homes on the block for
sale. They all went pending within 7 days. Prices are really bottoming out and
the investors and owner occupants are moving in. I'll also forward you another
story from the WSJ. By the way, you can get on Tempo 3 until the end of May
unless they extend it again. www.sandicor.com user is 612121 and pass is Danman1.
This will go away when Tempo 5 goes solo. They came out with a code fob that you
have to use to get on Tempo 5. The code lasts 60 seconds. They are really making
it so only agents with the code fob can have access to the MLS.
I called Miyuki today. She left me a message on Thursday, but I was swamped all
weekend. She chose a lender out of Anaheim, quoting 5.625% and 1 point and
$2,400 in fees. I quoted her 5.5% and 1 point and $2,000 in fees. Low over head
and all that! I would end up with about a half point profit, but that's cool to
get the deal. I put her in a tizzy. She would like the loan but I can tell that
she isn't the kind of person that can cancel with her other lender. She sounds
very sweet. It's cool if she doesn't switch, and I do appreicate the referral. I
just had a busy week....where were all these people for the last 18 months?!

Akiko and I spent the weekend home working. Kind of a long story but been
working with this Javascript company for the last year. Their technology is
really cool and utilizes their servers. Tried it before but many issues came up
and told the owner they need to work things out before I use it on my sites.
Much better now and made voter opinion polls.
The local politicians are going crazy over this. The site traffic increased over
ten times already and still a few more hours to go tonight. Akiko and I plan to

day from clicks on ads. We are finally getting ready to go into direct ads and

Hi. We really enjoyed access to the property listings. Akiko and I decided on
this house in La Jolla for 24 million. A bit much to clean and kind of too many
bathrooms. Unbelieveable. Actually the house was in RSF. Not sure.
Anyway, we really were not thinking about a house until the summer but a couple
houses caught our attention in Santee. If we rent out the condo it should cover
our payments but need you to run some calculations to be sure. These are the
properties. Not much to look at but we plan to move again in a couple years if
the market picks up and maybe even sell the condo and put the equity from both

Hi. We are going to drive the closest property tonight when Akiko gets off work.
I checked some comps for the condo, and prices went down like 30 percent from a
couple years ago. Really awful. The rental income would be good though being
close to two colleges. Yup, this was the place I bought for my folks many years
ago at a foreclosure sale.
I worked for many years in order to retire and basically do anything I wanted.
Really enjoy the ease of the online business and the freedom to travel. Can work
anywhere now. The condo makes things easy and I was really not thinking about a
house but now Akiko is working fulltime and likes her job. Decided it was better
to invest if we plan to stay in this country for awhile.

Don't worry about Miyuki - it can be tough to switch. No one needs and extra
pressure when buying a home.
It makes good sense to live in something for two years and then sell. You would
be able to sell both the condo and thr new house on the Owner Occ 2 out of 5
rule tax free capital gains. Is this the condo that was your folks'?
Today, you are looking at 5.75% no points. This is the way to go especially when
selling in 2 years. P&I = $1,167. Other fees? Standard: Processing $350, escrow
depends on the sales price but say around $750, title $375, appraisal $375,
credit $20, Lender fees $850 all together, impounds if you want them, recording
$100, notary $125. That's about it.
Santee is a nice area. It has seen a lot of development in recent years. Are you
going to drive the homes? If we lived closer together I would loan you my lock
box key.

Hello everyone!
Hisashi, Dave, George, and I met yesterday to determine some new ideas for the
Beer & Sake Festival. Now that we are closer to the event, I would like to
invite all of you from last year to make this year better than ever.
Beer & Sake Festival is on July 16, 2008 from 6pm-9pm.
New things/focus for 2008:
1. Venue: W Hotel San Diego.
Yup, we're taking over three stories. First story is check-in with wrist bands. Second story will be sake and food. Third story is beer.
Tommy & Kyoko: what can we do to make the festival entrance better? Guest lists?
I would love to have your comments and suggestions on tickets.
2. Prices: $40 for members; $50 for non-members of JSSDT.
3. Marketing: Beer & Sake Street Team.
All: I'll have the postcards ready in print by the end of the week and need
people to canvas certain locations to place them; PLUS we'll have the e-mail
ready so you can forward to everyone in the world.
Ray: where would be ideal locales for posters to be placed? How many posters do
you think I should make?
Tommy: do you think you can help with placing postcards at Japanese foodie
places?
Howie: which events are you going to and how many postcards do you need?
George: which groups would be interested in getting postcards?
4. Media: TV, radio, internet, magazines, newspapers.
Mike: any contacts/ideas on media would be awesome!
Tommy: I need a person who is willing to be the organizer of the early press
access. Could you be our lead for that? We would invite media to access the
festival early.
Howie: I think we can do internet marketing better. Question is: how? Also, is
there any ideas on video that we could do? Hmmm....

Hi. I want you to ask Gloria about the following, concerning your benefits
package.
1. The main benefits:
* We are not interested in Kaiser.
* It seems like there are only two choices for Blue Shield, the HMO and the PPO.
For the HMO, there is only one choice, but for the PPO, three categories are
listed. The question is, if we pick the PPO, can we use any of those choices. In
other words, can we go to our own physician, who may not be a preferred
provider, or can we also choose to go to someone who is a preferred provider in
the PPO plan.
2. Preexisting conditions, this was a bit difficult to understand.
* Find out if preexisting means:
a. a condition existed up to 6 months before the benefits took effect which you
are unaware of or,
b. a condition existed up to 6 months before the benefits took effect which you
were checked for, and are aware of.
3. Life Insurance.
* It seems like you need to sign the form if you decline this coverage. It does
seem there is a group insurance plan, which is already a checked item on the
form. Find out more about this. If you are covered already in a company plan,
make sure the beneficiary form is filled out.
4. Disability.
* There was a lot of paperwork on this topic. It seems like Aflac is providing
this coverage. Find out if there is already disability coverage provided through
California.

Hi everyone. This summer is already looking to be pretty busy. This is what’s
coming up. Akiko and I plan to be at these events.
5/17/08 – Fishing at the OB pier this weekend. Gonna be freaking hot. Get away
from the scalding temperatures and enjoy a day of fishing. We will be in our
usual spot, in front of the cafe on the pier, catching tons of fish. Look for us
with our stupid hats from walmart. We might go on Sunday too.
5/25/08 – The 26th Annual Ethnic Food Fair in Balboa Park. Food from all over
the world and pretty cheap too. About 5 bucks for a plate. There is also

the 90 day thing at the company and we can use the benefits next month. I was
placed on the Japan Society committee for the upcoming festival. Then of course
