To Akiko for R.E. agent. According to your email the current owner purchased the
property for $25,000. We are currently using the following website to search for
properties in Hokkaido.

There are currently 390 properties selling for $25,000 or less. There are many
livable properties currently for sale for the same price the owner paid for the
property. We are now living on Tanegashima and decided to move to Hokkaido for
various reasons. We are looking for a property that is $25,000 or less that is
basically livable. This is going to be the first time for us to live in Hokkaido
and we are simply looking for a house that we can move into with all of our
stuff. Then if we do not like the house location, or the house itself, we will
already be in Hokkaido and can look for the house we really want. The property
for sale has the following issues. There are no toilets. The property can only
support a pit toilet which needs to be sucked out every month. The property is
located adjacent to a landslide zone. The property is located in a valley close
to, and at a lower elevation from, Shin Nakano Dam and reservoir, a potantial
hazard. The property is located close to the Kameda River and in a possible
flood zone. The four lots included in the sale together result in a long and
narrow property which is not as usable as a standard square or rectangular lot.
The property appears to be adjacent on both sides to businesses. The house
appears to have the following problems, outside wall on the south side of the
property is cracked and possibly unstable, flooring in the kitchen is damaged
and needs replacing, flooring in the laundry room is damaged and needs
replacing, flooring in other rooms are taped or damaged and need to be replaced,
closets and built in cabinets need repair, interior walls are damaged and
peeling. In addition, the house has been vacant for many years. There are no
guarantees of the following, the roof might be leaking, the plumbing system
might not be working, the electrical system might not be working, the foundation
might be cracked. The house could easily require $15,000 - $20,000 to complete
all these repairs and make the house livable. Due to the issues mentioned above,
and the competing properties currently on the market which are livable and come
with guarantees, we feel $25,000, the original price the owner paid for the
property, is reasonable. Please let the owner know we will consider purchasing
the property for $25,000 in as is condition. We are actively looking for a
Hokkaido property at this time but will continue to negotiate with the owner for
the purchase of this property until we locate an alternative property to
purchase. We are looking forward to knowing the thoughts of the owner. Please
